Loft Conversion
A loft conversion may be your answer to that extra living space you are dreaming about: home office, play room, spare bedroom, music space, art studio or extra bathroom. It is an extension of your home’s habitable space without making significant structural changes and increasing its physical footprint. Depending on the type of extension, it can also increase the value of your home, so you should see a good return down the track providing you don’t over capitalise when setting out on the project.
Natural ventilation can be achieved through the use of roof windows with an opening mechanism. Install the windows on both sides of the room to create a cross ventilation pathway. Ceiling fans and air conditioning systems can provide mechanical ventilation. If your loft includes a bathroom, you must install an extractor fan to remove moisture and condensation and ensure it vents to the outside of the house. A combination of heat rising from within the house and external heat from the summer sun, will result in a very hot room. Therefore, insulation is essential to keep the room comfortable enough to live in.
You may need additional floor joists above the existing ceiling plasterwork. The existing ceiling joists may not be strong enough to support the weight of the new floor and all other elements of your loft room. A structural engineer needs to determine the size and grade of the required joists.
On the budget side there is the option of an attic storage conversion or loft boarding which is a lot simpler and, without any height or staircase requirements, more achievable for many homeowners. It is also the ideal storage solution, providing a place to store old stuff, unused luggage, Christmas decorations, Summer camping gear and many more. While there is typically variation in the height of the space, with both high and low points, it is also possible to erect shelves for accessibility and different storage options.
